Lot Clearing Versus Land Clearing

Lot clearing is focused on individual building lots: a quarter-acre parcel in an older subdivision, a one-acre homesite on a paved street, or a commercial pad beside a busy road. The scale is smaller than land clearing, which handles larger acreage, ranch land and multi-acre tracts. But lots bring their own challenges: neighbors on every side, fences, power lines along the street, setbacks and trees that must be preserved. It is also more complete than brush clean up, which only removes light overgrowth. When a lot is cleared, it is ready for surveyors, permits and the next phase.

Typical Lots in the Tampa Bay Area

Across our service area, vacant lots tend to fall into a few types:

  • Infill lots in established neighborhoods, often with large laurel oaks, camphor trees and years of vine growth
  • Platted lots in older, partly built-out subdivisions such as those across Spring Hill, Citrus County and Charlotte County, often wooded with pine and scrub oak
  • Waterfront or canal lots where cabbage palms, mangrove-adjacent growth and soft soil require care
  • Commercial pads along major corridors that need to be cleared to a site plan

We have the equipment to work efficiently on each, from tight in-town lots to wider parcels in places like Spring Hill, Port Charlotte and Brandon.

Our Lot Clearing Method

We start by confirming the lot lines and any trees the builder or county requires you to keep. Trees are felled with chainsaws, using controlled cuts toward open ground when houses or fences are close. If a tree is too close to a structure or line to drop, we take it down in pieces through our tree removal work.

Once trees are down, the wheel loader with log grapple stacks and loads trunks, and the compact track loader clears brush and palmetto. Stumps are either pulled out with the root ball or ground below grade with stump grinding, depending on what is going on that spot. Everything is loaded into the dump trailer and hauled off, so you are not left with burn piles on a residential street.

What You Get at the End

A cleared lot from FTDF Services means:

  • Trees, stumps, brush and vines removed from the agreed area
  • Logs and debris hauled off-site
  • Protected trees left standing and undamaged
  • A surface ready for survey stakes and permitting

If you need the ground grubbed and graded too, add site preparation to the same job so the lot goes straight to construction-ready.

FAQ

Lot Clearing FAQ

Do I need a permit to clear my lot?

Many Florida counties and cities require a clearing or tree removal permit, especially for building lots. Requirements vary, so check with your local office before work begins. We can explain what is usually needed.

Do you remove stumps when clearing a lot?

Yes. Stumps are pulled or ground as part of the job, depending on whether a foundation, driveway or yard will go in that spot.

Can you clear just part of the lot?

Yes. Many owners clear the building footprint and driveway while keeping a wooded buffer at the back. Mark the area and we will clear to it.

How is lot clearing different from site preparation?

Lot clearing removes trees, stumps and vegetation. Site preparation adds grubbing out roots and rough grading the ground so it is ready for a foundation.

Do you burn debris on site?

No. On residential and commercial lots we load and haul the wood away, which avoids smoke, burn permits and complaints from neighbors.
